What is Expedition Lodge?
Expedition Lodge is a member-owned private residence club in the form of a 4+ star, ski-in/ski-out lodge located at the base of Kirkwood Mountain Resort. This private residence club is comprised of a total of twenty-two (22) spacious and luxurious three and four-bedroom residences with an elegant Owner Clubhouse. Owners have access to all of the services and amenities associated with this lodge that will set new standards for the entire resort.

How is Ownership at Expedition Lodge evidenced?
Title to your Ownership is evidenced by a real estate deed to an undivided, deeded, shared-interest in a three or four-bedroom residence at Expedition Lodge, which is recorded and insured by a title insurance policy, subject to the private residence club documents. This interest can be placed in trust, sold or willed to other individuals like most other forms of real estate.

Is Expedition Lodge a timeshare development?
No. Timeshare is typically the ownership of a specific week (or weeks) and lodging is usually limited to a specific unit. Owners at Expedition Lodge have access to all of the Residences of the same type as their Ownership purchase (three or four-bedroom) and all facilities, with the right to use anytime, subject to the reservation policies. With a maximum of only eight (8) Owners per Residence, vacation use is abundant and flexible and is used more like whole ownership real estate than a timeshare.

How many Ownership Interests will be sold?
Expedition Lodge will offer three and four-bedroom Ownerships. There will be only eight (8) Ownerships offered for each of the twenty-two (22) Residences with a total of one hundred and seventy-six (176) Ownerss for the entire private residence club.

Can more than one family or individual own a single Ownership?
Yes. Families or individuals can form partnerships to own a Ownership Interest.

Why was the private residence club concept developed?
Expedition Lodge is designed to provide more convenience, services and amenities than are provided by an equally luxurious vacation home; provide Owners with generous and flexible vacation use; remove the worries typically associated with vacation home ownership, and; significantly reduce the financial burden through shared ownership of the residences and club facilities. More importantly, it provides the unique opportunity to match your real estate purchase with your expected use of a luxury second home.

Are there similar private residence clubs at other destination resorts?
Yes. There are other similar clubs at highly acclaimed ski, golf, and beach resorts throughout the United States, Mexico and Europe. Private Residence Clubs are being designed and built in an increasingly large selection of destinations since the introduction of the first club in Deer Valley, Utah, in 1993.

As an Owner at Expedition Lodge, can I vacation at these other clubs?
Ownership at Expedition Lodge entitles you Membership in Registry Collection, the world’s leading brand and exchange club for luxury resort property owners. Owners will have the opportunity to exchange pre-planned vacations in order to experience other similar luxury vacation residences around the world.

How often can Owners use Expedition Lodge Residences?
As often as they wish, subject to Expedition Lodge Lodging Reservations Policies and Procedures. Owners have the flexibility of reserving vacations well in advance and may also lodge with short notice on a Space Available basis. In the early fall, Owners reserve up to 14 days of Winter Planned Vacations and in early spring, Owners may reserve up to 14 days of Summer Planned Vacations in advance. Reservations can be made for periods up to seven days per reservation. There is no limit to the amount of use. If some Owners use Expedition Lodge less, other Owners may use it more.

Is every stay at Expedition Lodge for a week at a time?
No. Owners can use Expedition Lodge just like a second home, subject to the Lodging Reservations Policies and Procedures. Owners can stay for as little as one night based on availability.

Will Owners always stay in the same Residence?
No. Owners may stay in any of the Residences of the same type as their Ownerhsip purchase, in this case three or four-bedroom.

What if the number of Owners wishing to stay at Expedition Lodge during certain time periods exceeds the number of Residences available?
The Lodging Reservations Policies and Procedures have been designed to equitably allocate reservations when demand may exceed lodging supply. A rotating priority reservation system ensures that all Owners have equal access to peak period Planned Vacations over the years.

Can Owners reserve more than one Residence during the same time period?
Yes. Because Owners are not restricted to a particular Residence or seven-day stays, they can reserve more than one Residence at any given time. It is possible that an Owner could have as many as four residences reserved up to seven nights each at the same time period (using all Planned Vacation, Space Available, and Short Notice privileges) if sufficient Residences are available.

Which family members have Club privileges?
Spouses have full Ownership privileges as well as dependent children under age 21.

Is Day Use of Expedition Lodge permitted for Owners not staying overnight?
No. The Club facilities are reserved for Owners only while in residence, however they may access their personal belongings (such as ski or golf equipment) when visiting the resort while not in residence and use any of the Kirkwood Community Association amenities.

Do Owners have guest privileges?
Yes. Guests staying in the same Residence with an Owner are not charged. Owners may invite Unaccompanied Guests to use their confirmed Planned Vacations without a guest fee.

Can the Residence be rented during assigned occupancy periods?
Yes. Owners may rent pre-planned vacation time, with the exception of certain holiday periods as outline in the policies and procedures section of this membership overview. Space Available vacations are for Owner occupancy only, except as permitted during “non-peak” periods.

Will Expedition Lodge Residences be open to the public?
Expedition Lodge will be operated for the use, benefit and enjoyment of Owners, their families and guests only. Prior to full subscription, limited public use will be permitted for marketing purposes. However, this type of use will not diminish lodging availability for Owners.

Do Owners pay annual dues?
Yes. The annual owner dues pay for the professional management and operation of all Expedition Lodge facilities and amenities. Included in these annual dues are funds for staff salaries, supplies, maintenance, insurance, utilities, refuse removal, legal/accounting, property taxes, cable TV, landscaping, security, and a reserve fund for the replacement and/or refurbishing of club facilities.

Do Owners pay any lodging charges when they vacation at Expedition Lodge?
No.

Do Owners pay any checkout fees when they stay at Expedition Lodge?
Yes. A housekeeping charge will be posted at checkout for each visit.

Who establishes the dues and controls the affairs of Expedition Lodge?
An Owner-elected Board of Directors establishes budgets and dues on an annual basis.

What is the quality of construction, furniture and accessories?
Construction will be of the highest quality and each residence will be completely and elegantly furnished. The accessory package will include bedding, linens, kitchen utensils, cookware, dishes and silverware.

Do the Residences have fireplaces?
Yes. Each living room will have a large, gas fireplace.

Will cable or satellite television, DVDs and high-speed internet be available?
Yes. Cable or satellite service will be provided to each residence along with a complete entertainment center in the living room and each bedroom that will include a DVD player. High-speed internet connections will be provided in each residence.

Can a Expedition Lodge Ownership be resold?
Yes. Like any other form of real estate, the Owner’s undivided, deeded interest can be sold or transferred by the Owner, or sold by a licensed real estate agent through the Multiple Listing Service, subject to the Club Condominium Declarations and Bylaws.
